The only change I would make is to explain the anchoring kit for concrete. Our contractor thought he'd have to dig a post hole and fill it so we got the posts about two feet longer than standard.

The kit came with steel footings to anchor the post to a concrete pad which is what we did after we cut the posts by 24 inches.
